Q. How do I know what condition my pipes are in?
A. Southern California water has such high mineral content that most
multifamily housing properties have some form of pipe deterioration. It’s
best to have an analysis done by a professional.

Q. How do I know I need water treatment?
A. If you experiencing any of the following you need water treatment:
   • Low water pressure
   • Rusty (red) water
   • Pin-hole leaks
   • Scale build-up in water heaters or heat exchangers
   • Leaks at Fittings and Joints

Q. How do you control scale and corrosion problems?
A. By installing our water treatment system which protects hot and cold
water piping and all water using equipment from the deteriorating effects
of Southern California water.

Q. How is rusty (red) water eliminated?
A. Rusty water is usually found in the hot water system only. By injecting
our water treatment chemical at a slightly higher rate into the hot water,
rusty colored water can be entirely eliminated.

Q. Can there be scale and corrosion in my piping at the same time?
A. Yes! Scale is caused by elevated water temperatures and corrosion can be
caused by elevated water velocity. The two can exist in the same system.

Q. What causes pin-hole leaks?
A. Pin-hole leaks are a result of erosion/corrosion which is caused by:
   • Elevated temperatures
   • Extreme water velocity
   • High mineral content in the water

Q. Why are all my plumbing problems in just the hot water lines?
A. The minerals in the water become extremely active when the water is
heated. Especially at 140Ί and higher.

Q. By using water treatment, what kind of results can I expect and how soon?
A. Experience indicates that through the use of our water treatment, scale and
corrosion can be reduced by as much as 85%. This reduction in pipe
deterioration will significantly prolong the life and efficiency of your
piping system and equipment.

Q. Can I use my maintenance man to service or repair our water heating equipment?
A. There is a tremendous liability risk if an owner allows a maintenance man to
work on the heating equipment. Major risks can be - damage to the
equipment itself and the potential of burning a resident from scalding
water. There is much less risk in using a qualified, licensed contractor.

Q. What temperature should our hot water be?
A. A safe range is from 120Ί to 130Ί.

Q. How can I reduce my hot water gas bills?
A. There are many different ways to control gas bills. It is best to have a
qualified contractor inspect your system and make recommendations.

Q. What causes temperature fluctuation in the shower?
A. Temperature fluctuation is caused by a number of things and can be very
dangerous because of potential scalding. Things that contribute to this are:
Bad or improperly adjusted pressure regulators
Failing shower valves or sink faucets
Improperly installed washing machines or dishwashers
Water saver shower valves
A qualified contractor should be consulted to help eliminate this problem.

Q. Why does it take so long to get hot water to some residents?
A. It could be a bad or weak pump. A circulating line may have been capped
off or a valve left in the off position. The return temperature to the water
heating equipment is also important.

Q. Will I save gas if I put my circulating pump on a timer?
A. No! A circulating pump uses hardly any electricity and any saved is
countered by water costs because of residents running the water for long
periods to get hot water. Also the heater works much harder to heat all the
cold water in the return line when the pump comes back on.

Q. Why is my water heater on all the time?
A. There may be a lot of scale in the system thus reducing capacity. It could
also be a leak somewhere in the system so hot water is being used all the
time.

Q. Why do we run out of hot water at various times during the day or night?
A. Your water heating equipment may be undersized. There may be scale
build-up in the system reducing capacity. There could also be a leak in the
system drawing off hot water. Has the occupancy in the units gone up?

Q. Why is our hot water luke warm?
A. This is usually a pumping problem with the circulating pump. It could
also have to do with capacity and scale build-up in the system.
